RESIDENTIAL LEASE AGREEMENT
This Residential Lease Agreement is entered into by and between, as THE LESSOR, the company Fronteras Amigas S.A. de C.V., legally represented by Mr. Álvaro Omar Murguía Acosta, operating under the trade name Privada del Mar; and on the other part, as THE LESSEE, the person whose signature appears at the bottom of this digital document, under the following terms, clauses, and conditions:

LEASE CLAUSES
First: Purpose and Intended Use. THE LESSOR grants to THE LESSEE the use of the furnished and equipped property described above. The property shall be used exclusively for executive residential use, Home Office development, or student residential purposes. Changing the intended use of the property, as well as partial or total subleasing or subcontracting, is strictly prohibited.
Second: Term and Validity. The mandatory term of this agreement shall be 6 months, starting from the date of its digital signature. Upon expiration of this term, the agreement shall automatically terminate, unless both parties agree in writing to a renewal at least 30 days in advance.
Third: Rent and Invoicing. THE LESSEE agrees to pay THE LESSOR as monthly rent the amount stipulated in the "Monthly Rent Amount" section of the Declarations of this agreement. Payment must be made promptly month by month in advance. In the event that THE LESSEE requires a tax invoice (factura fiscal), the corresponding tax (PLUS VAT / MÁS IVA) will be broken down and added to the stipulated amount.
Fourth: Security Deposit. Upon signing, THE LESSEE shall deliver an amount equivalent to one month's rent as a Security Deposit, the exact amount of which is established in the Declarations of this document. Both parties firmly agree that this deposit will be used solely and exclusively to cover:
Damages caused to the structure, finishes, furniture, or facilities of the property that exceed natural wear and tear from proper use.
Outstanding balances for electricity services at the end of the lease.
This fund may not, under any circumstances, be used as payment for monthly rent. It will be refunded in full upon termination of the contract term after verifying that the property is delivered in optimal condition and with all utility receipts fully paid.
Fifth: Utility Services. The payment for electricity consumption (energy) shall be the exclusive responsibility of THE LESSEE. These amounts must be settled on a monthly basis based on the daily acquisition rate and billing from the provider companies, and THE LESSEE is balance-bound to present the corresponding receipts to THE LESSOR.
Sixth: Restrictions and Coexistence. In order to preserve the harmony, tranquility, and exclusivity of the natural environment at Privada del Mar, the property is subject to the following basic operational restrictions:
Maximum Occupancy: Permanent occupancy is limited to a maximum of _____ people (Executive/student profile).
Coexistence: Hosting massive parties or events that disturb the tranquility of the complex is strictly prohibited.
Pets: Pets are not allowed to enter or stay inside the property.
Seventh: Exclusive Benefits. This lease grants THE LESSEE the complete and unrestricted right to use and access the Fully Private Beach area of the property, which features exclusive equipment for relaxation and ideal conditions for working and professional activities under the Home Office concept facing the sea.
